This is a Short Term Agreement made and agreed by and between Fernandas BnB (Homeowner) and the scheduled guest.

The term of said agreement shall begin on the date and time of check-in (arrival) and shall end the date and time of check-out (departure).  The property should be ready for occupancy by 5:00pm EST on the date and time of arrival and must be vacated no later than 10:00 am EST on the departure date.

The Guests warrants and agrees to the following house rules:

1. Check-in is at 5:00 pm unless an earlier time is available and accepted by Fernandas BnB administrator.
2. Check-out is at 10:00 am unless a later time is available and accepted by Fernandas BnB administrator.
3. Maximum Occupancy: Due to insurance and compliance purposes, only the number of guests stated in the reservation will be permitted in the house.  No visitors can stay in the unit.  Any violation of this rule may result in a cancellation with no refund. The property listed specifies the maximum capacity including children. The guest is obligated to let Fernandas BnB know the number of people included in the reservation.
4. NO PARTIES/EVENTS during the stay.
5. NO SMOKING inside the condo/townhouse.  This includes vapes, cigarettes, cigars, hookah, and others. Smoking is strictly forbidden inside the unit, as well as the removal or cover of the smoke detector.  A fine of $250 will be charged if this is detected within the walls of the unit.
6. Security Deposit will be returned to the guest 3-7 days after Check out if no damages have been incurred during the stay.  Any damages will be photographed in detail and sent back to the guest to discuss options to resolve the said damage.
7. A $500 Security Damage Deposit is required at the time of booking, but will be refunded to you providing no damages have been incurred in the property.
8. Quiet Time: guests shall not disturb, endanger, or inconvenience the neighbors nor use the premises for any unlawful purposes. Quiet time run from 10:00pm until 8:00am.
9. NO PETS are allowed inside the property due to high allergic reactions to dogs or cats, hence I cannot accommodate any service or emotional support animal in this unit.
10. The minimum age to book with Fernandas BnB is 21 and older.
11. No drinking or eating on the sofas, or in the bedrooms.
12. For the townhomes:  No shoes upstairs (this is to help to keep the carpet clean)
13. Use the colorful towels for the pool.
14. For longer stays, cleaning by a professional is required every 2 weeks at the guest’s expense.
15. The Cancellation Policy for any booking made with Fernandas BnB is as follows: Guests can cancel at least 10 days prior to the check-in date to receive 100% of the amount they paid at the time of booking minus the processing fee.  If a guest cancels 5 days prior to the date of check-in, will receive only 50% of the amount paid at the time of booking.  If guests cancel less than 5 days no refund will be issued.
